Jones Lang LaSalle Awarded Garrett Ranch – 1 Million SF Mixed-Use Development Assignment in Southern California Printer Friendly Version
 

ATLANTA, May 19, 2006 — Jones Lang LaSalle announced today that it has been retained by The Garrett Group LLC, a fully integrated land and real estate investment management company, as a consultant for the development of Garrett Ranch, a 1+ million-square-foot mixed-use/retail development in Hemet, California.

The Jones Lang LaSalle Retail marketing and development team of Bill Huelsman, Ed Seikus and Carol Sullivan will have consultative responsibilities for Garrett Ranch.  Jones Lang LaSalle is currently conducting research, developing the site plan and developing marketing materials.

Garrett Ranch is a 200-acre planned mixed-use lifestyle community located in Hemet, California at the northeast corner of Highway 74 (Florida Avenue) and Warren Road with convenient access from the new Route 79 Expressway.   The development will feature a lifestyle center, traditional retail, and free standing “big-box” retailers, with restaurants, office and residential components.  Garrett Ranch will be developed in several phases with groundbreaking planned for fall 2007. 

Hemet is in the heart of Riverside County, the second fastest growing county in the nation.  More than 3,000 homes are currently under construction with more than 27,000 homes approved in the San Jacinto Valley where the Garrett Ranch is located.  This growth means an estimated population jump of nearly 71 percent in a five-mile radius around the center.  Once complete, Hemet will be a city the size of Rancho Cucamonga (population: 163,500) and bigger than Santa Rosa, Escondido and Pasadena. 
 
The median age of families moving to Hemet is 38.1 years, down from 44.7 in 2000.  “Hemet is the perfect location for young families and active retirees that are looking to escape an overcrowded Orange and Los Angeles counties and who want a higher quality of life,” said Bill Huelsman, Senior Vice President, Jones Lang LaSalle Retail.
